Location was very good accessible to all sights. Canal was full of Gondola's outside and you could take a ride in one from the door. Great restaurant next door and a few more just on the next corner - check the prices before hand. So near to the Opera house, at the time had no concerts on but would be a brilliant location for that. Room was 301 there is a lift to the second floor then stairs to the third which was a bit difficult with cases. However, our room was spacious and had its own little balcony with table and chairs as does the top floor with a great honesty bar with (limited) view of roof tops. Smoking was allowed outside on balcony. The bed was very comfortable and room very quiet except one morning when some 'pumping out' was happening in the hotel next door for an hour! We were told this did not often happen that long. The staff are so friendly and helpful and booked our water taxi, they are reliant on the tides and the narrow canal with many gondola for access and when the taxi could not get to the hotel the reception man took us and cases to the nearby pick up on the water. If taking a water taxi from the airport make sure they can access/drop you at the hotel door and not at the nearest water bus stop as more tricky to find. Used google maps otherwise may not have found it! We did not have breakfast at the hotel so cannot comment but it looked as if it would be okay. This hotel feels very local and has a relaxed easy feel. Stored luggage no problem. Would definitely recommend and choose again.

The staff at the Opera were amazing, and really made us feel so comfortable. They tried to help us in any way they could. Arranging transfers, helping us find our way around the city, and even accessing medical help when one of us had a medical concern (they went above and beyond what I expected). The location of the hotel was excellent in my opinion, and walking distance to everything. We really enjoyed the charm of the building, and the small size meant very few people. The breakfast was good as well. On nights we were tired, we would eat downstairs at the wine bar and we really enjoyed that, and the gracious staff who work there. The rooftop deck was also a favorite place to take a break and have a drink, and the honesty bar such a great idea. .Overall, we had an amazing time at the Opera and would return again!

We loved the location, you cannot get anymore central than this. The hotel is in proximity of the vaporetto stations, San Marco, all best local food places, variety of cafés in the morning and waste choice of drink & food in the immediate vicinity. It is located back to back to the Teatro Fenice. Everything is accessible by foot. The room is amazing size, the bed is super comfortable and they also have memory foam pillow, room temperature and water flow are great, amazing facilities. And if you take the room with canal view you will see gondolas just beneath your window. Yet it will s very quiet! The staff could not do enough for us, amazing people. We will come back again!!!!

The hotel is a small but well maintained property located directly on a small canal near St Marks area. Decor and ambiance was that of a Palazzo but updated with modern facilities and amenities. The room was spacious especially by euro standards and the large bed comfortable. Reception was manned 24 hours and all staff were courteous and helpful. Available breakfast was of a buffet style but required to be ordered daily. It was typical continental with eggs to order. The price was reasonable and the food fresh! Location was around the corner from an opera house and an easy walk to restaurants and shops.
